In a recent Bloomberg article by John Gittelsohn, Prashant Gopal and Noah Rayman, “The gun is cocked with insane affordability,” Stan Humphries, chief economist at property-data provider Zillow Inc. (Z), said by telephone from Seattle. “The conundrum is why more people aren’t coming off the fence. There are two things keeping them on the sides: continued economic uncertainty, and the fear of falling home prices. And I think data says both of those have started to be reduced.”

Recently the National Association of Realtors reported that median home prices rose for the third month in a row in June, rising 7.9%, compared with a year ago.  Rooks commented, “This is a wonderful trend to see now, after all the real estate market has gone through.”  Rooks downtown Grand Rapids projects Union Square and Boardwalk are nearly sold out, which proves that individuals are buying real estate again.

Jon Rooks and Brad Gruizinga liked the comments from Zillow Chief Economist Stan Humphries last Tuesday, “After four months with rising home values and increasingly positive forecast data, it seems clear that the country has hit a bottom in home values.”

Zillow reported, Values of U.S. homes rose 0.2% in the 2nd quarter, compared with the same time period a year ago, marking the 1st annual increase in values since 2007.
