The University of Michigan Urban Land Institute gathered for their annual Excellence Awards this fall of 2012.  The UM-ULI honors various individuals and organizations across the state for work and endeavors in revitalizing Michigan’s Real Estate environment.  The Excellence Awards are their way of showing congratulations to those real estate individuals and/or businesses that have worked hard to add stability and growth opportunities for the State.


One of those groups, Jonathan Rooks of Parkland Properties, made sure to acknowledge at a speech during this year’s UM-ULI awards ceremony was Ferris State University/Kendall College of Art and Design.  Ferris/Kendall was the project leaders of the transformation of the Federal Building located in downtown Grand Rapids.  They were awarded the prestige’s 2012 Development/Redevelopment of the Year for West Michigan for their work.


Rooks took opportunity to thank Ferris/Kendall and other real estate professionals for their commitment to as he put it, “successfully created greater community value”, surrounding works such as the Federal Building.


Congratulations Ferris/Kendall for winning the 2012 Development/Redevelopment of the Year.


Shoreline Inn and Conference Center has recently been nominated by Muskegon Mayor Stephen Gawron for the Redevelopment of the Year Award for West Michigan.  It has been quite a journey over the last few years for Shoreline and its developer, Jonathan Rooks, and people are taking notice.


Jon Rooks and his Parkland Properties came into ownership of the Shoreline Inn by default, after previous ownership defaulted on payments on a distressed mortgage note that Rooks had purchased.  Rooks went to work on redeveloping a failing property by hiring Doug Pollock and Darlene Whitham to manage the day to day operations and bring about an attitude change to how a guest should be treated.

The Shoreline Inn development on Muskegon Lake comprises of Shoreline Inn and Conference Center, Terrace Point Marina, and the Lakehouse Waterfront Grille.  These businesses have combined to accommodate 60,000 visitors in 2012, which is a three times increase from the 20,000 visitors in 2009 before Rooks management team took over.

Back during the depth of the recession in 2009, Rooks and his management team at Parkland Properties took over the Shoreline Inn and Conference Center.  The Shoreline Inn is located in downtown Muskegon, adjacent to Muskegon Lake. At the time Shoreline Inn was a struggling hotel with 12 employees.


Today, Shoreline Inn and Conference Center have 120 employees.  In three years, Rooks and his team have increased employment at the hotel by 10 times, while bringing in 3 times more visitors to the Muskegon community.


“The city of Muskegon and the Muskegon County Convention and Visitors Bureau wanted it to stay as a hotel,” Rooks said. “As a real estate investor, developer and owner, I wanted it to stay as a hotel. I could feel the community desire for this to succeed as a hotel.”


In 2009 Rooks hired a turnaround specialist, Doug Pollock, to replace an attitude that had seeped into the community surrounding the Shoreline Inn and its previous ownership.


As with his other developments, Rooks and Pollock went to work at redeveloping a new and better attitude to be attached to Muskegon’s only waterfront hotel property, knowing of the communities desire to have a successful downtown hotel.


The path, as in any journey to a successful business, does not come without its hard work and trials. Rooks received a hotel, “that had been poorly maintained over the previous years,” Pollock said. Despite being only 7 years old at the time of purchase in 2009, “60 of the rooms were unable to be booked because as repairs were needed the previous owners had closed the rooms, instead of repairing them,” Rooks said.
