In a recent CNN Money article by Les Christie, Grand Rapids Michigan was listed on their “Most Affordable” places to live.  Jon Rooks of Parkland Properties would definitely have to agree.  Rooks said, “Over the last couple of months we have seen a large increase in the interest of our downtown condo projects.”  Brad Veneklase, Associate Broker for Parkland, stated that they are down to 1 available unit at Boardwalk Condos and 4 units at Union Square (out of 420 units total).

They both attribute the increase to the tremendous values that Grand Rapids has to offer along the incredible financing opportunities.

Kara Wood, Grand Rapids director of economic development, was quoted, “the city’s economic base, which once relied heavily on the furniture-making industry, has become more diversified. Health care is now a driving force in the local economy.”

Parkland, with their two-redevelopment condo projects, has been a benefactor of the desire to live downtown as buyers are looking to be close to work and the increased restaurant, entertainment and nightlife choices.

Most affordable cities article

Jon Rooks and his Parkland Properties team are energized by the recent report of the Case/Shiller 20-city home price index that was released.  There was a continued trend of higher home prices.  In fact all of the 20 cities included in the index saw increases this month, which shows broad increases not just regionalized higher prices.

This bodes well for those looking to purchase a Rooks downtown Grand Rapids condo.  With the current low mortgage interest rate environment and property tax discounts on some of the Parkland Properties, taking a look is a must.

In a recent Bloomberg article by John Gittelsohn, Prashant Gopal and Noah Rayman, “The gun is cocked with insane affordability,” Stan Humphries, chief economist at property-data provider Zillow Inc. (Z), said by telephone from Seattle. “The conundrum is why more people aren’t coming off the fence. There are two things keeping them on the sides: continued economic uncertainty, and the fear of falling home prices. And I think data says both of those have started to be reduced.”

Jon Rooks agrees.  In buying either of the Grand Rapids condo developments Boardwalk and Union Square, you could qualify for FHA financing and a 3.5% down payment.  From rooftop pools to onsite restaurants and a tremendous financing package available, looking at Boardwalk and Union Square is highly suggested.

Recently the National Association of Realtors reported that median home prices rose for the third month in a row in June, rising 7.9%, compared with a year ago.  Rooks commented, “This is a wonderful trend to see now, after all the real estate market has gone through.”  Rooks downtown Grand Rapids projects Union Square and Boardwalk are nearly sold out, which proves that individuals are buying real estate again.

Union Square currently has 4 units left and Boardwalk is down to 1 unit.  Union Square is a beautiful condo development that was redeveloped from a former high school.  Jon Rooks and his team made sure to leave some of that old school feel in the building and bring stylish and contemporary updates to your condo.

Boardwalk is an award winning redevelopment from a former furniture building.  It features a private pool, onsite restaurant and fitness facility, and close proximity to downtown Grand Rapids.
