The University of Michigan Urban Land Institute gathered for their annual Excellence Awards this fall of 2012.  The UM-ULI honors various individuals and organizations across the state for work and endeavors in revitalizing Michigan’s Real Estate environment.  The Excellence Awards are their way of showing congratulations to those real estate individuals and/or businesses that have worked hard to add stability and growth opportunities for the State.

One of those groups, Jonathan Rooks of Parkland Properties, made sure to acknowledge at a speech during this year’s UM-ULI awards ceremony was Ferris State University/Kendall College of Art and Design.  Ferris/Kendall was the project leaders of the transformation of the Federal Building located in downtown Grand Rapids.  They were awarded the prestige’s 2012 Development/Redevelopment of the Year for West Michigan for their work.

Rooks took opportunity to thank Ferris/Kendall and other real estate professionals for their commitment to as he put it, “successfully created greater community value”, surrounding works such as the Federal Building.

Congratulations Ferris/Kendall for winning the 2012 Development/Redevelopment of the Year.

In 2002 amid high hopes and great expectations, the Shoreline Inn and Suites opened on the waterfront as Muskegon County’s tallest structure after 3 years of construction in downtown Muskegon.  Adjacent to Terrace Point Marina and Rafferty’s Restaurant, Shoreline was looking to usher in the next wave of prosperity-tourism with other local establishments.

Jump ahead 7 short years and Shoreline was at averaging 20% occupancy, Terrace Point had only 6 boats using its facilities and Rafferty’s had closed.  What had started as a promising job growth opportunity, now only employed 12 people.

At that time real estate developer Jon Rooks and his Parkland Properties team stepped in.  As Mayor Stephen Gawron put it, “Rooks was able to see the synergistic opportunity presented by renovating and repositioning the three entities into one combined, interconnected resort.”

Spring forward to today and Shoreline Inn, Terrace Point Marina, and The Lakehouse Waterfront Grille speak to what a customer-valued mindset can once again usher in a wave of excitement to the Muskegon community.  Rooks commitment and relentless pursuit of rebuilding a successful business are reasons that Shoreline Inn Resort is nominated for Redevelopment of the Year.

The University of Michigan Urban Land Institute assembled this fall of 2012 to honor different individuals and organizations for their work and efforts in revitalizing Michigan’s Real Estate environment.  They sought to call to attention those who excelled at rejuvenating communities through work done on various real estate projects.

Jonathan Rooks of Parkland Properties made mention of one of these organizations, Colliers International, during a speech at this year’s event. Colliers won the category: Sale/Lease of the Year award/West Michigan.

David Czurak of Grand Rapids Business Journal did a fabulous write up in the November issue of the GR Business Journal.  Czurak cited Colliers was awarded for “an intricate deal that involved both a sale and a lease that is adding about 200 jobs to the local economy.”

It is to this initiative that Jon Rooks was and is honored to share a stage with them.  Rooks stated, “…This is indeed a select group of highly committed Michigan Real Estate Professionals who have successfully created greater community value with jobs, value added services and construction.”

Congratulations Colliers International with an excellent job of leading the way to a brighter future for us here in West Michigan.

Shoreline Inn and Conference Center has recently been nominated by Muskegon Mayor Stephen Gawron for the Redevelopment of the Year Award for West Michigan.  It has been quite a journey over the last few years for Shoreline and its developer, Jonathan Rooks, and people are taking notice.

Jon Rooks and his Parkland Properties came into ownership of the Shoreline Inn by default, after previous ownership defaulted on payments on a distressed mortgage note that Rooks had purchased.  Rooks went to work on redeveloping a failing property by hiring Doug Pollock and Darlene Whitham to manage the day to day operations and bring about an attitude change to how a guest should be treated.

Back in 2009 the Muskegon County tourism manager Jill Foreman stated, “We have an owner that is willing to put something into the hotel.  I see nothing but success coming from it. We are excited!”  Success has come and this is why Mayor Gawron has made his recommendation for this award.

The Shoreline Inn development on Muskegon Lake comprises of Shoreline Inn and Conference Center, Terrace Point Marina, and the Lakehouse Waterfront Grille.  These businesses have combined to accommodate 60,000 visitors in 2012, which is a three times increase from the 20,000 visitors in 2009 before Rooks management team took over.

You too can encounter how Shoreline Inn and its amazing views of Muskegon Lake bring a calm to your stay.  Call one of their courteous staff to reserve your nights lodging at 866-727-8483.

Back during the depth of the recession in 2009, Rooks and his management team at Parkland Properties took over the Shoreline Inn and Conference Center.  The Shoreline Inn is located in downtown Muskegon, adjacent to Muskegon Lake. At the time Shoreline Inn was a struggling hotel with 12 employees.

Today, Shoreline Inn and Conference Center have 120 employees.  In three years, Rooks and his team have increased employment at the hotel by 10 times, while bringing in 3 times more visitors to the Muskegon community.

“The city of Muskegon and the Muskegon County Convention and Visitors Bureau wanted it to stay as a hotel,” Rooks said. “As a real estate investor, developer and owner, I wanted it to stay as a hotel. I could feel the community desire for this to succeed as a hotel.”

In 2009 Rooks hired a turnaround specialist, Doug Pollock, to replace an attitude that had seeped into the community surrounding the Shoreline Inn and its previous ownership.

As with his other developments, Rooks and Pollock went to work at redeveloping a new and better attitude to be attached to Muskegon’s only waterfront hotel property, knowing of the communities desire to have a successful downtown hotel.

The path, as in any journey to a successful business, does not come without its hard work and trials. Rooks received a hotel, “that had been poorly maintained over the previous years,” Pollock said. Despite being only 7 years old at the time of purchase in 2009, “60 of the rooms were unable to be booked because as repairs were needed the previous owners had closed the rooms, instead of repairing them,” Rooks said.
