Jon Rooks and Brad Gruizinga reference an article that was written a few years ago, but its essence still holds true today.  The article in Forbes Magazine mentions:


“…if you’re still interested in condos, whether as a residence or an investment, there are even better enticements you may tap: Some municipal governments are offering tax breaks for condo developments, often converted from previous use.  These concessions can greatly lower your costs.”

Just recently released its list of 25 Top Turnaround Towns for 2012.

Grand Rapids came in at number 19.  Here are the reasons that gave when determining the greater Grand Rapids area coming in at 19: “Grand Rapids metro has won the 19th spot on the Turnaround Town list thanks to their all-around improved market conditions observed the first three months of 2012.  List prices last quarter were up nearly 8.34% above last year, inventories are down -23.90%, and the median age of inventory is only 85 days, down -21.30% from the same time a year ago. The Grand Rapids foreclosure market is also starting to demonstrate signs of a recovery with 1 out of every 174 homes in Q1 2012 subject to some kind of foreclosure activity.  This is down -11.7% from the previous quarter and down -20.5% compared to Q1 2011. The unemployment rate in Grand Rapids is 7.4%, two points below the state average of 9.4% and the national rate of 8.2%.

What tourists are drawn to: Grand Rapids hosts an annual Festival of the Arts, one of the longest-running festivals in the state that boasts six stages of music, dance, theater and more. The Furniture City also features symbolic burial mounds of the Hopewell tribe along the Grand River and is the home of the Gerald R. Ford Museum, the final resting place of the former President and his wife, Betty.

In a recent MiBiz article, Jon Rooks suggested there is a “New Normal” with downtown condos.  Rooks stated “In 2005 to 2007 we had a growing condo market with many projects getting introduced.  However, when the market started to correct itself in 2008, the pipeline dried up.”


Now, with better financing available, Parkland Properties president is seeing the market coming back to normal.  A new normal, in that absorption was the key word in 2011, but now that the inventory has shrunk, there should be a rise in pricing here in 2012.  Also a new normal because there will be a potential shortage, as the only available condos would be re-sales.  Any new projects started this year will take at least a couple of years to complete.  That could also put pressure on renters looking at downtown apartments.  Renters will more than likely be on a waiting list.
